After the success of our first RIU hotel, Landorr is now responsible for the current construction of this new Midtown Manhattan Hotel. We serve as Co-owners, Developers and Construction Managers for this $210 million, 48 story, 353,000 square foot ground up high-rise in the center of Times Square, featuring a state of the art fully automated parking facility with two levels below grade.

 

HIGHLIGHTS

  • Asbestos abatement and demolition of existing 7 story parking structure

  • Rock excavation, underpinning, rock ties, soldier piles, caissons and rock anchors

  • Class 1 fire proofed building will have 10 high speed elevators

  • Exterior cladding consisting of window wall and metal panels, inverted roof

  • Four pipe vertical HVAC System, 100% electrical system emergency power backup, Gas fired Micro turbines to reduce electrical utility costs

 

Special Interests

  • Complex site logistics given small lot and DOT restrictions due to traffic concerns in Times Square

  • Several landmark buildings nearby including the historic Cort Theater and the fox News Broadcasting Studios immediately adjacent to the project site

 

Development and Construction Management services

  • Negotiate the site acquisition and development rights acquisition

  • Zoning and DOB approvals, ULURP application for theater bonus development rights

  • Co-ordinate and implement owner’s in-house design and DOB filling set

  • Co-ordinate and negotiate the restrictions for the merged zoning lot (ZLDA)

  • Pre-Construction: Bid packages and leveling, site logistics including tower crane & hoists

  • Cost Control: Budget creation & tracking, negotiate changes

  • Management: Project schedule creation and implementation, managed all on-site personnel including night shift for loading materials and Chaired Construction Meetings
