Landorr was responsible for gutting and repurposing this existing manufacturing building. We handled the complete renovation and and conversion to a residential loft building with elegant retail spaces on the ground floor.



  • Existing 81,000 sq. ft. 11 story building was upgraded to meet new building codes and an additional penthouse level built on 12th floor

  • The building was completed gutted and improved with a new core, two elevators, a new roof top structure, all new systems and finishes and delivered high-end finished 12-foot ceiling lofts with elevator access to a rooftop terrace and cellar storage

  • Re-zoning from manufacturing use to residential artists’ lofts by using a special permit application with City Planning of New special including Urban Land Use Review Process

  • Take over the construction management after the general contractor went bankrupt, hire replacement and oversee completion including DOB sign offs and obtaining Final Certificate of Occupancy for the artist lofts destination



  • Development and construction management services included complex acquisition negotiations with seven owners, planning and zoning, construction supervision and marketing and sale of apartments and retail leasing
